Rental Requirements

 To ensure a smooth and transparent rental process, MCL Property Management has established the following requirements for all prospective tenants:

1. Credit and Background Check:
Every adult (18 years or older) who will reside in the property must complete a credit and background check. This can be done through our website: MCL Property Management Forms & Applications.

2. Pets:
Before you apply, please disclose any pets you may have. While most of our property owners allow pets with a non-refundable pet fee, some do not. We want to avoid any unnecessary costs for you, so please verify the property’s pet policy in advance. If pets are not permitted, we do not want you spending money on an application if you will be declined based on this factor.

3. Credit Score:
A credit score of 600 or higher is preferred. Applicants with scores above 600 are more likely to be approved, while those with lower scores may be subject to additional requirements or may not qualify.

4. Income Requirements:
The total household income must be at least three times the monthly rent (3:1 income-to-rent ratio). Proof of income, such as pay stubs, tax returns, or other verifiable sources of income, will be required.

5. Collections:

o    Medical Collections: These are not considered during the evaluation process.

o    Non-Medical Collections: These will be strongly scrutinized and may affect your application.

6. Eviction History:
Applicants with any prior evictions will not be approved for tenancy.

7. Debts to Previous Landlords/Management Companies:
You cannot owe money to any previous landlords or management companies. Any outstanding debts must be cleared before your application can be considered.

8. Application Transfers:
All of our applications can transfer to any property we manage in-house. If you apply for one property and decide to apply for another, you will not need to submit multiple applications.
